I am excited to introduce ATC, the first land entitlement research and data platform. We’ve been building quietly to date, so I’d like to take a few minutes to talk about who we are, what we’re building, and why.
My career has always been focused on the idea that access to differentiated data is a way to make capital markets more efficient and help business owners make better decisions. Having spent my career at various data companies, I began to explore different areas that were massively underserved by access to data. From the start, I knew that I wanted to focus my attention and experience on one of our most important and underserved markets—real estate development.
As most know, the United States is facing a housing shortage of roughly 7M homes. While there are many contributing factors, the land entitlement process is the main governor of new building supply. Unlike other capital markets or areas of the law, there is a dearth of data on land entitlement. The space also lacks sophisticated tools to aid land use professionals in their research. It was clear to me that there had to be a better way, and that is why I started ATC.
In the early months of the company, we spoke to land use professionals, lawyers, developers, brokers, architects, and city planners, drilling into how they diligence entitlement risk and gather data. What we found are brilliant people who rely on their years of experience and relationships to get the job done. Many spend countless hours trying to find key pieces of information to help make their case, yet often struggle in this effort. The land use approval process is as much an art as it is a science, and the human element and its risks are intrinsic.
That’s why at ATC, users can now combine their expertise with a powerful data platform to quickly access precedent projects, key data points, and the full history of land use matters at their fingertips.
